What Is A Moisture Survey?

What Is A Moisture Survey?
Mold and moisture buildup on wall of a modern house

You might not be able to see it, but you probably smell it. You have a mold problem in your Bergen County home but can’t be sure of the extent of the problem. Persistent moisture within enclosed spaces can lead to issues with mold growth and even compromise the structural integrity of your house. Moisture behind walls, over ceilings, and under floors is difficult to quantify and define but new technology can help. Moisture surveys are used by professional water damage remediators like the team at NJ Water & Mold to determine the relative amounts of moisture in specific building areas: exterior wall cavities, roof assemblies, insulation. Precise tools locate mold growth due to water damage and determine how far mold spores may have spread within the building. They are also a useful tool in determining the cause and origin of damaging water infiltration.

High Tech Measurements

Non-destructive processes such as infrared scanning thermography and impedance testing are initially utilized when performing a moisture survey.  Infrared cameras use precise temperature measurements to detect temperature differences within a building, allowing professionals to “see” what’s happening in a structure. The investigation might be most effective when performed at sunset or at night. At this time, exterior surfaces cool more quickly as the outside air temperature decreases; areas where moisture is present take much longer to cool.  Impedance testing uses an instrument that emits low frequency electronic signals from rubber electrodes. When scanning over dry substrates, the electrodes are insulated from one another and a complete circuit is not made; this shows as little to no moisture readings. Conversely, when an impedance meter is scanned over a wet substrate, the electrical conductance is greater, resulting in a more complete electrical circuit and the readings are increased. Higher readings identify places of more moisture. Often small, limited areas of more destructive types of testing can confirm the findings from the non-destructive testing methods of a moisture survey. If destructive tests are needed, they will be as non-invasive as possible.

State-Of-The-Art Equipment

Visual inspection, moisture mapping, thermal imaging, viable and non-viable air and surface sampling, and bulk material sampling are some of the tools used to gather intel. From this information, NJ Water & Mold will develop a detailed mold remediation protocol and an accurate estimate for repairs. With precise starting measurements, the team can also measure post-remediation to document that the structure has been returned to normal mold levels before reconstruction begins.

Each professional service technicians has been trained and certified by the Institute for Inspection, Cleaning, and Restoration Certification (IICRC).
